Many Sectional Title Hotel schemes offer the investor a very poor deal. By contract we offer an investment which is both very fair and very good value.
Firstly our deal is very fair in that all 300 Sectional Title Unit owners participate equally in ALL revenue generated by the hotel, whether from suite revenue, conferences, food and beverage, or other income. The Management Company takes only 20% of total net profits after expenses. At present a Trust associated with the Management Company has retained 165 of the 300 Sectional Title Units, having sold off 135 units to investors some years ago. However, each unit, whether owned by the Trust or owned by an individual investor, generates EXACTLY the same net revenue per month.
Our hotel is located in the heart of the civic precinct, in Braamfontein.This precinct encompasses the Joburg Theatre, the Joburg Metro Centre and the historic Constitution Hill complex, with its South African Constitutional Court. The hotel is also very well located for many other major attractions.
We are ideally located for the many head offices, businesses, banks, institutions, government and civic bodies, universities, sports stadia and theatres located in the Johannesburg central area, Parktown and Braamfontein.
Nearby Access to Gautrain and the M1 freeway make this one of the most conveniently located hotels in Johannesburg. This feeds directly into occupancy generation and income to Sectional Title unit owners.
We are the only major Johannesburg hotel that is nearby the new central Johannesburg Gautrain station – Park Station. So we now have quick and easy access to the airport as well as to Rosebank, Sandton, Midrand and Pretoria.
Gautrain is thus another occupancy generator for the hotel, feeding income into the income pool that all 300 Sectional Title owners participate in.

Each of our 300 modern suites is a separate Sectional Title unit. The owner of the unit receives 1/300th of ALL income generated by the hotel after expenses and a management fee comprising 20% of net profits generated. This means that investors share in suite, conferencing, food and beverage and other income.
